Update on house - Things never work out like you think they will...

Busy, busy weekend.

Here's what happened...We met with people A on Friday night to discuss price and specifics on the house sell. DH and I were not completely happy with things when they left. They had too many things that had to be in the contract that we did not agree with or felt comfortable with. So not much got done. We still had things to think about before settling everything and signing a contract. On Saturday, my dad asks us if we wanted for him to ask people B (folks that are buying the 25 acres) if they were interested in buying the house. We agreed. And people B asked to look at the house Sunday afternoon. We show them the house. They like it. They want to buy it. Now we have 2 offers. We took people B's offer. People A's offer would have been about 5,000-10,000 less dollars than people B's offer. Here's why: By selling the house and ALL the land to one person, we would not have been subject to the 20% tax on profit on the land alone. Since a house is on the lot as a WHOLE, we are exempt from that now. If we had broken it up and sold the 25 acres alone, we would have paid ALOT in taxes because we bought the land cheap. Also, by selling the house and land together, we do not have to have another survey done and do not have all the closing costs that would have been subject to if we had went with people A's offer (they were having to finance and people B don't have to).

So the house and land are still sold. Just to the same person now. We close in 3 weeks.

Also, I made an offer on the 1.2 acre lot and house that we like in town (the one that has to be torn down), and they declined my first offer (I went REALLY cheap). I called the next day with a more reasonable offer and he countered me. It was more money than we wanted to spend, but we took the counteroffer. We love the lot and have not found any other place that we like near as much. We close on this lot this Thursday. So we have a place to build now!!

As for a place to rent in the meantime, people B do not need the house right away so they are letting us rent the house until our new house gets built!! Awesome right?! Now we don't have to move out right away, they said we could stay up to a year if we needed to. Rent is a little high so we will try and get finished as soon as we can.

So now we just need house plans. We've started looking and talking about what we want and don't want. We plan on going Friday or Saturday to take some pictures of some houses that we like and hopefully get an appt with the architect.
